As energy costs continue to rise and building performance becomes a top priority, more business owners and property managers are turning to spray foam insulation for their commercial buildings. Known for its exceptional thermal performance, air sealing capability, and longevity, spray foam is becoming a go-to solution for both new constructions and retrofits across Canada.

In this guide, we’ll explore everything you need to know about spray foam for commercial buildings, including types, costs, benefits, and what to expect during the installation process.

What Is Spray Foam Insulation?

Spray foam insulation, also referred to as Sprayed Polyurethane Foam (SPF), is a two-component mixture that expands upon application, forming a continuous and airtight seal. It is widely used in walls, roofs, ceilings, and floors to improve insulation and reduce energy loss.

There are two main types of spray foam used in commercial buildings:

Open-cell spray foam: Light, flexible, and vapor-permeable. Ideal for interior walls where sound dampening is also needed.

Closed-cell spray foam: Denser, moisture-resistant, and provides a higher R-value per inch. Best suited for exterior walls, roofs, and below-grade applications.

Why Choose Spray Foam for Commercial Buildings?

Commercial buildings have unique challenges when it comes to energy use, climate control, and structural demands. Spray foam insulation offers solutions that address all these areas:

1. Energy Efficiency

Spray foam significantly reduces heat transfer by creating an effective thermal barrier. This means:

Lower heating and cooling costs (up to 40% savings).

Reduced HVAC load and longer system life.

Enhanced comfort for occupants and employees.

2. Air and Moisture Barrier

SPF acts as both insulation and an air barrier, preventing unwanted airflow and moisture intrusion—two of the biggest threats to building efficiency and indoor air quality.

3. Structural Strength

Closed-cell spray foam adds rigidity to walls and roofing systems, contributing to overall building durability—especially valuable in commercial and industrial settings.

4. Longevity and Low Maintenance

Unlike fiberglass or cellulose, spray foam doesn’t settle, sag, or deteriorate quickly. Once applied, it requires minimal maintenance and lasts decades.

5. Sound Dampening

For buildings like schools, hospitals, or office complexes, open-cell foam offers sound-reducing benefits, making the space quieter and more conducive to productivity.

Common Applications in Commercial Settings

Spray foam can be applied across a wide range of commercial structures, including:

Warehouses

Office buildings

Schools and universities

Retail centers

Hospitals and clinics

Apartment and condo buildings

Agricultural and industrial facilities

It’s especially beneficial in retrofitting older buildings to meet modern energy codes and performance standards.

Spray Foam Installation Process

The installation of spray foam in a commercial building involves several key steps:

1. Assessment and Planning

A professional insulation contractor assesses the building’s structure, usage, and existing insulation to determine the appropriate foam type and application areas.

2. Surface Preparation

Surfaces must be clean, dry, and accessible. Existing insulation or debris may be removed, especially in retrofit projects.

3. Spray Application

Using specialized equipment, the two chemical components (isocyanate and polyol resin) are mixed and sprayed onto surfaces where the foam expands and cures in seconds.

4. Curing and Cleanup

Curing typically takes 24–48 hours, after which crews perform final inspections and cleanup. During this time, ventilation is maintained to dissipate any temporary off-gassing.

Note: Only certified professionals should install spray foam in commercial buildings to meet code compliance and safety standards.

How Much Does Spray Foam Cost for Commercial Buildings?

Cost depends on multiple factors, such as:

Type of foam used (open-cell vs closed-cell)

Thickness of application

Total area to be insulated

Accessibility and labor complexity

Regional market pricing

Typical Cost Range:

Open-cell spray foam: $1.00 – $1.50 per square foot (1 inch thick)

Closed-cell spray foam: $2.00 – $3.00+ per square foot (1 inch thick)

Example Estimate:
Insulating a 10,000 sq. ft. commercial building wall system with 2 inches of closed-cell foam could cost between $40,000 and $60,000, depending on installation requirements.

While the upfront investment may seem high, the return on investment (ROI) is often achieved within 3–5 years through energy savings alone.

Building Code Compliance and Safety

Spray foam products used in commercial construction must meet Canadian building code standards and fire safety regulations. Many commercial applications also require fire retardant coatings or thermal barriers over the foam, such as drywall or intumescent paint.

When choosing a spray foam contractor, make sure they understand:

Local code requirements

Fire safety regulations (CAN/ULC-S705.2)

Material certifications and building envelope integration

Environmental Considerations

Spray foam insulation contributes to greener building practices by:

Lowering energy consumption

Reducing HVAC-related emissions

Enhancing building envelope efficiency

Many modern spray foams also use low Global Warming Potential (GWP) blowing agents, and some products may qualify for LEED credits or other green certifications.

Choosing the Right Contractor

Given the technical nature of commercial spray foam application, partnering with a trusted, experienced contractor is essential. Look for companies with:

Certification in spray foam systems (e.g., CUFCA, BASF)

Proven track record with commercial projects

Proper insurance and safety compliance

One example of a professional service provider in this space is Eco Spray Insulation, known for handling large-scale spray foam installations across commercial and industrial properties in Canada. Their experience ensures that projects are delivered on time, on budget, and in line with energy performance expectations.

Your home’s insulation reduces heating and cooling expenses while providing resistance to the flow of heat. If your home is adequately insulated, it will be more pleasant and cost less to heat and cool. It is crucial to consider a material’s characteristics and how well they match the requirements of your home when selecting the best insulation materials. Naturally, you want to ensure that the home insulation will be efficient enough to help improve the total energy efficiency of your house, but there are other factors that don’t always get as much attention but are just as critical.

If home insulation for fireproofing is part of your upcoming property projects, then this blog is ideal for you. Eco Spray Insulation insulation contractors are by your side to explain everything about the insulation process and all the benefits you can gain as a homeowner if you conduct it.

How risky is Fire Damage for a property?

One of the most important components of a commercial or residential home is its insulation. It gives a great variety of advantages such as regulating the home’s inside temperature, especially in winter and summer by keeping an appropriate and comfortable level. High-quality insulation materials and correct installation can contribute to energy efficiency and huge savings in every homeowner’s monthly bills.

Your property can suffer catastrophic damage from fire and smoke in a short amount of time. Following a fire, soot residue settles and can result in long-lasting discoloration.

Moreover, furniture finishes on wood can be destroyed shortly after a fire, and metals can rust and permanently stain garments. However, it’s likely that the walls and floors will sustain damage as well, from warped floors to drywall and paint that is peeling and discolored.

What are the Health Effects that Fire Damage encompasses?

A house fire can be a devastating event as it can pose serious health risks and cause severe property damage. In general, a fire can be a result of various factors and reasons. If you have experienced a fire breakout then fire damage restoration services are by far the most important thing to look for. Keep in mind that after a fire damage event, smoke and soot are two elements that are extremely harmful to you and your beloved ones’ health. It can also cause additional damage to your building structure as fire has the ability to linger inside your house for a long and it will very difficult to remove soot and smoke afterwards.

But what are the Health Problems associated with Fire Damage?

People that have suffered fire damage may face breathing problems. Unfortunately, fire has the tendency to trigger a big number of respiratory issues and this happens due to the fact that even the thick fumes can pass, and ist smell can linger on your property. Additionally, this smell creates health hazards that may pose your health at risk. Certain materials such as drywall, wooden surfaces, carpets, walls and furniture are prone to hold the damage created by fire.

Asthma, bronchitis, coughing, and other respiratory conditions are brought on by soot and smoke. It may also result in a variety of further breathing issues.

Eye inflammation is one of the additional health dangers following a house fire. Your eyes may get itchy and inflamed from exposure to smoke and soot. If you wipe your eyes constantly, they may get scratchy. With time, the smoke damage may worsen.

Skin issues can also result from the presence of soot and flames in your home. Your skin may become dry and irritated. Lotions won’t be able to treat the dryness. Itching might also occur on your skin. You should seek quick medical attention if the fire has burned you.

Does Fire Damage Affect your Old Insulation?

The effectiveness of the insulation may be impacted by an unplanned fire inside the house or close by. Without a doubt, homes that have had a fire will need to have their insulation updated. Home insulation that has been damaged by fire must be removed and replaced. Many homeowners are uncertain about removing and repairing insulation that doesn’t exhibit any signs of degradation. Smoke that has persisted inside the house can be a problem even if the fire didn’t make it there. Smoke damage and trapped odors might still exist in insulation that appears untouched.

The best thing you can do in order to increase your home’s efficiency and make it a healthy and comfortable environment is to replace your affected insulation as it can release severe and toxic gases as well as smoke that can create fatal problems if present. Eco Spray Insulation contractors can immediately assist you by removing the inefficient insulation and afterwards installing a new one based on your requirements and property needs.

Premium Insulation Materials Vaughan

Why is better to have Fireproof Insulation?

Insulation is an efficient technique to reduce your heating and cooling costs because it slows the movement of heat.

Nevertheless, when choosing insulation, homeowners frequently overlook the significance of fire safety. As you might expect, fluffy, combustible insulation might aid a small fire in fast spreading to the rest of your home. Fortunately, there are many fire-rated insulation materials readily accessible today to assist you in increasing the efficiency of your home without compromising fire safety. Many homeowners are unaware of the many insulation options available or which ones work best in particular circumstances. The two most popular choices are spray foam insulation and cellulose insulation.

Cellulose Insulation

A loose fill insulation material called cellulose is made up of tiny pieces of burned-down paper and fabric. Under the force of air, it is forced through hoses into the attic and the crevices between the walls. When cellulose loose fill insulation is put in place in the attic, the floor of the attic appears to be covered with piles of recently fallen snow. Compared to fiberglass batts, cellulose has an R-factor that is at least 3.8 inches per inch.

Cellulose insulation provides exceptional covering without the need for custom-fit pieces since the loose particles that are blown in fill any and all irregularly shaped portions of the attic floor. Properly installed, cellulose insulation poses no fire hazard, but when improperly installed it can be a serious fire threat.

The simplest option for replacing attic insulation is frequently cellulose. It is simple to add a high R-value by putting a layer of loose-fill insulation above an existing layer of fiberglass batts. A thick covering of cellulose not only prevents heat transmission but also somewhat lessens air leakage. As opposed to fiberglass batts, cellulose can be blown into existing walls using modest access hoses.

Spray Foam Insulation

Spray foam insulation is yet another excellent cavity wall insulation choice because it can be injected into wall cavities where it expands and hardens to offer both thermal insulation and frequently soundproof insulation. A property’s structural integrity can even be improved by using spray foam insulation, which has an energy absorption rate.

Spray foam is regarded as a suitable alternative, compared to other insulation materials, if you’re seeking fire-resistant home insulation because it includes fire-retardant qualities that may slow the spread of flames.

But how can spray foam insulation be considered part of fireproofing insulation materials?

Because they ignite at only 700 degrees Fahrenheit, several varieties of spray foam are ineffective in putting out fires on their own. Due to this, all foam insulation materials must be covered with an authorized thermal barrier after installation, such as half-inch gypsum insulation boards. Spray foam made of low-density polyurethane is less flammable and more fire resistant.

This year, do you want to make your office more pleasant and energy-efficient? Replacing or upgrading your insulation can help keep your office warm in the winter and cool in the summer while also keeping your family healthy.

Office energy efficiency improvement is a stepping stone and a basic necessity that improves business owners’ well-being. By consistently improving your office’s energy efficiency, you not only save money by lowering your energy bills, but you also improve your quality of life. You are one step closer to the golden standard office by utilizing helpful energy-efficient devices (boilers, HVAC, furnace) and adequately insulating your living and storage space.

Superb strategies for increasing the energy efficiency of your office:

Insulation for the office

Spray Foam

Use of energy-saving devices

Putting in energy-saving doors and windows

Insulation for the Office

When it comes to improving house energy efficiency, office insulation is crucial. By insulating your living and storage areas, you create an air barrier that restricts airflow, paving the way for significant savings on your monthly energy expenditures. It is in every business owner’s best interest to install insulation in their attic, office walls, basement, and other areas where heating and cooling systems operate.

Spray foam, fiberglass, and cellulose insulation are all terms you’ve probably heard of. Some of you fellow Ontarians may already be using one of these materials in your office. Others highlight these insulation technologies because of their sustainability and the benefits they provide.

Aside from lowering monthly utility expenditures, these insulating technologies provide officeowners with extra options.

Other advantages of insulation systems

Prevent pests and rats from approaching the perimeter of your office.

Stop the growth of mold on your office’s walls.

Reduce noises from outside your living space as well as between rooms and levels.

Increase the value of your property by 3 to 6 percent.

Spray Foam – Providing the best value-for-money ratio

It is now common knowledge in the insulation industry that Spray Foam Insulation is the best material an office owner can find to insulate their living and storage space. Spray foam installation involves applying polyurethane foam directly to office walls, causing the foam to seal every crevice and fracture, resulting in an impregnable effective air barrier.

The material does not deteriorate over time and requires little to no maintenance. When compared to cellulose or fiberglass insulation, spray foam insulation is more expensive. Cheaper materials, on the other hand, are prone to deterioration, requiring repair and maintenance, which would multiply the initial expenditure multiple times.

Furthermore, spray foam insulation has the highest R-Value per inch of thickness, which is a direct measure of an insulation system’s efficiency. Simply said, the higher an insulation system’s R-Value, the lower the monthly utility expenses.

Use of energy-saving devices

You use less energy for the same chores when you use office energy-efficient gadgets, and your living quality does not suffer as a result. Replacing your old HVAC system with an energy-efficient one may be more expensive at first, but the initial investment will eventually pay for itself over time.

Installing an energy-efficient boiler can also result in significant savings. Modern boilers are more energy efficient because they avoid the heat loss that occurs up the chimney.

Solar panels are the gold standard for improving house energy efficiency. The high cost of installation and maintenance are the primary issues that keep the average household from taking advantage of this very energy-efficient method.

Switching to low-flow showerheads will significantly reduce water consumption, perhaps saving up to 20% on water utility bills. This energy-saving method is inexpensive, and the benefits can be noticed within the first month.

Putting in energy-saving doors and windows

The insulation system is king, but it may not be sufficient if the air leakage is not coming from your office’s walls. Cooperation with other energy-efficient gadgets is important for ensuring the full performance of an insulation system and extracting as many benefits as feasible from it.

Switching to energy-efficient doors and windows, for example, is strongly advised for households whose old doors and windows are prone to air leaks. Reasonably, as with any energy-saving device, you will have to spend more in the beginning, but rest confident that every dollar will be repaid over time as your utility bill is decreased month after month.

If you are an office owner in Ontario or a resident of the suburbs, you may be eligible for several rebate programs in Ontario. One of these is the GreenON Window Rebate, a program launched by the Ontario Climate Change Action Plan to assist Ontarians of all income levels in moving closer to more energy-efficient practices. To be qualified and apply for the program, you must first fulfill specific prerequisites.

Sustainable insulation is becoming more popular, which is excellent for both your budget and the environment. The manufacture of these insulation materials, which are also totally recyclable, requires less energy.

As modern homeowners, we want to make a long-term influence on the environment by upgrading and retrofitting our homes with ecologically friendly items. The advantages of environmentally friendly insulation are comparable to those of traditional insulation types, with the added benefit of being safer for the environment and your family.

The Advantages of Environmentally Friendly Insulation

Adding insulation to your home is the most effective approach to reduce your carbon footprint because the increased protection from the elements means you spend less energy to heat your home and keep your air conditioning running for longer. However, there are additional advantages to using eco-friendly insulation:

Materials that are safe and long-lasting:

Natural and sustainable are popular buzzwords in the consumer goods industry, and for good reason. One of the most significant advantages of eco-friendly insulation is that it contains fewer dangerous compounds, such as formaldehyde, a known carcinogen. Most are less irritant to the skin, eyes, and upper respiratory tract, and many are made of recycled materials, diverting trash from landfills.

Lower Manufacturing Costs:

Embodied energy – the cost of producing anything – is quite high in some insulation materials, such as fiberglass, which can take up to 10 times as much energy to produce as cellulose insulation. In comparison, environmentally friendly materials such as cork, wool, or even shredded denim require minute amounts.

Savings on energy:

The main advantage of eco-friendly insulation is that it helps you be green in other ways because stronger insulation means you use less gas or fuel to run your furnace. Furthermore, green alternatives can deliver a significantly greater R-value per square inch!

Commercial Building Insulation Importance

Greater energy efficiency, lower energy bills

The value of energy efficiency is obvious: it saves building occupants money on energy bills while lowering CO2 emissions from power plants, hence lowering carbon footprints.

As energy expenses rise and the public becomes more aware of the carbon footprint, the benefits become increasingly important. More than a dozen major Canadian metro areas have enacted commercial and multifamily energy benchmarking standards in recent years, which means that existing buildings must report on annual energy use and obtain a score from 0-100 based on their efficiency.

These scores are frequently made public, and disclosure is essential for any real estate transaction, which might have an impact on prospective buyers and tenants. As energy efficiency becomes more important in building transactions, astute commercial building professionals will detect and profit from this trend by designing and constructing buildings that surpass regulations and distinguish themselves from the competition.

Meeting the comfort demands of the occupants

Thermal comfort is a significant factor in occupant happiness. Occupants are likely to be dissatisfied in a facility that is uncomfortable or has considerable temperature changes. Although insulation and air sealing are important factors in thermal comfort, meeting code is no guarantee of occupant satisfaction.

In fact, ASHRAE has a distinct standard for achieving occupant thermal comfort expectations: ASHRAE Standard 55-2013.

It is tempting to believe that more targeted heating and cooling control is the answer to satisfying tenants throughout a facility. However, without sufficient insulation and air sealing, heat will always migrate to cold places, requiring occupants to expend even more energy to remain comfortable.

Acoustic Influence

The body of studies proving the relationship between noise and workplace productivity and satisfaction is growing. According to a recent Cambridge Sound Management survey, 30 percent of office workers are distracted by their peers’ talks.

Similarly, according to another survey, 60% of employees report being more productive when the office is quiet. The issue of noise is becoming more prevalent as the trend toward more open workspaces, floating walls, and glass features increases.

Acoustic design is a highly complex process that is influenced by numerous building elements such as building type, location, and occupancy. Insulation may not be able to provide a quiet office on its own, but it should be incorporated into acoustic design and solutions. The acoustic qualities of various types of insulation should also be compared and assessed.

Sustainability and Responsibility

In 2015, an expected 40-48 percent of new non-residential construction would be “green,” and 13.8 billion square feet of building space is LEED-certified as of August 2015. What effect does this have on commercial building professionals? Lease rates for “green” areas might be up to 20% higher than the national average, resulting in high rental prices and lower vacancy rates.

Comparing and selecting insulation types is an important component of sustainable design, as it contributes to decreased energy use, improved indoor air quality, and increased comfort. Certain types of insulation can also help meet recycled content criteria while reducing GHG emissions.

Popular Green Insulation Types

Cellulose

This popular environmentally friendly insulating material is manufactured from recycled paper goods. Paper can emit dangerous greenhouse gases when it decomposes in a landfill. When recycled into insulation, cellulose is one of the most environmentally friendly options for anyone trying to decrease hazardous items in their house.

Fiberglass

Another popular insulation material comes in a variety of compositions and is most commonly employed blown-in or as batts. It is glass sand blown into fibrous strands, as the name implies, and creates an efficient insulation layer that will last for decades.

Sheep Wool

Nomads, pioneers, and people all around the world have used sheep’s wool for centuries to warm their bodies, cover tents, and insulate their homes – and it works! Sheep’s wool, which is fire, water, and mold resistant, provides an excellent home insulation material and is gaining favor among people looking for environmentally responsible solutions for their homes.

Wool evolved over generations to keep sheep warm, dry, and safe from the weather, and it is sometimes of little or no benefit to farmers in the commercial farming business, who must shear the animals every six months to keep them healthy. Wool, when used as insulation, can help eliminate the need to constantly regulate your indoor temperature, saving you both energy and money.

Spray Polyurethane Foam is becoming quickly the most popular commercial cool roofing solution available today. It is an extremely versatile material, with regard to the substrate to which it can be adhered: wood, concrete, steel etc. Its versatility leds spray foam a major advantage over competing materials when it comes to roofing replacement or repairs

When it comes to installing a tapered roofing system SPF is also a superior roofing material, as installers can taper the roofing system with one material rather than involving several. Spray foam can be spray-applied also to cants and vertical wall terminators, making them integral components of the roofing system and minimizing expenses for supplemental materials.

The benefits of Spray Foam Roofing

Energy Efficiency
Spray foam roofs provide an insulating barrier for low slope and flat roofs for residential and commercial buildings. Roofs insulated with spray foam can reduce heat transfer and air leakage, thus saving energy used to cool and heat buildings and decreasing greenhouse gas emissions. Roofs installed with spray foam insulation, reflect the sun’s energy, that mitigates urban heat island effects and also reduces building temperatures. These spray foam roofs help to minimize the effects of climate change because they reduce energy use and certain emissions generated during energy production. They decrease the heat trapped in the atmosphere by reflecting more sunlight back into space.

High R-Value
Higher density in Spray Foam insulation means a higher R-Value and increased strength, that is why density is important in terms of thermal resistance. Spray foam roofs have a high R-Value, which is the ability of an insulating material to resist heat flow. A standard spray foam roof can reduce energy costs up to 50 percent, which more than pays for the cost of installing a spray foam roof in a short period of time.

Easy Installation
Spray foam with closed cell spray technology is easy to install and naturally conforms to whatever substrate on which it is applied. Spray foam insulation is applied in liquid format where the compound quickly expands up to thirty times in depth and density. An SPF roof within 4 hours of installation will have 90% of its final support strength.

Seamless
Spray foam roofing systems are referred also as self-flashing because when properly installed, the durable foam conforms and adheres to a variety of shapes and substrates, forming a seamless, monolithic barrier. It reduces leakage due to coverage around seams, parapet walls, penetrations, vents, HVAC curves and skylights.

Roof Repairs
Spray foam does not require a lot of repair in order to keep the roof in good working order. Simply there aren’t many things that damage the spray foam, it lasts a long time without repairs. But repairs are still occasionally needed, when they are easy to make.

Lifespan
The lifespan of a spray foam roofing can be as long as the coating protecting the SPF is properly maintained. The roof depending on the amount of coating installed should be cleaned, primed and of course recoated every 10 to 15 years. If this is done properly a quality spray foam roof can last 50 years or longer.

Resisting Wind Uplift
Spray foam roofing delivers exceptional wind resistance because of the membrane-type coverings. Its natural bond to the roofing deck created high resistance against strong winds.

How Much Does a Spray Foam Roof Costs?

SPF roofing is an eco-friendly approach to roofing that can actually lower energy bills, it’s lightweight and durable, which means that it puts less wear, tear and stress on your home overall. As it is mentioned above SPF roofs are resistant to water damage and also prevent standing water, which in fact is an issue with other roofing types.

Many factors can affect the price of different commercial roofing foam projects. Starting from the location to the weather, to the material that has been chosen etc. For an average 21,000 sqft commercial roof, usually the cost is between $4,00 to $7,00 per sqft in materials and labor to install a typical spray foam roofing system. The above price range is for an SPF roof of average thickness and building structure. The thicker you make the foam layer, R-Value of your roof will be higher, the more the material insulates.

Commercial Spray Foam Roofing

For commercial buildings, a professionally insulated and sealed roof is an aesthetic choice for commercial properties. Spray foam roofing delivers a unique combination of benefits that no other roof system is capable of matching. The thing that makes this product or material ideal for filling low or sagging roof areas without costly reconstruction is that it molds to any shape and form and is strong.

As spray foam roofing is gaining popularity nowadays, you have to make sure to find a reputable contractor. Unlike traditional roofing, installing spray foam insulation in the roof requires knowledge of the chemicals, application techniques, etc. Eco Spray Insulation has the knowledge and the technical expertise and experience to properly insulate your roof with spray foam.

Eco Spray Insulation – Professional Installation

By installing spray foam in your low sloped or flat roof home or commercial property, you will not only save enough money to pay the cost of your new roofing system but also you will extend the life of your roof as well. Spray foam roofing has a long life, it is renewable energy efficient, prevents moisture penetration and it produces very little waste.

Eco Spray Insulation team strives to provide the best quality products and the highest standard of expertise.
Spray Foam Insulation is a residential application that lately is gaining even more popularity. ... Read More

Spray Foam Insulation is a residential application that lately is gaining even more popularity. When a contractor recommends you consider spray foam insulation, it refers to an insulation that is commonly known as Polyurethane Foam. In short terms, it is used to effectively seal and insulate the home.

Essentially, the compound is specifically designed to be sprayed into an expansive cavity, such as the attic, the roof, or the ceiling. This process is done by using specialized equipment that ensures uniform product coverage. With this adaptable product, every part of your home can be efficiently insulated. From attics to roof cavities, exterior foundation walls to basements and crawl spaces, and even floors and ceilings. Every single one of these spaces is tightly air sealed and insulated with very high R-Value.

Spray foam is impermeable to air and moisture. This is exactly why professionals prefer this product to anything else. A well-installed application will cover everything in sight. Including holes, cracks and crevices. The product is multifunctional and it does a superior job of sealing. It also provides better R-Values and even adds structural strength. Our team at Eco Spray Insulation believes that there is no better product on the market.

When spray foam insulation is installed, initially the foam appears out as a liquid and allows it to expand and then harden into the thick, dense coating which remains in place and provides the final insulating layer. Usually, professionals offer two types of foam product insulation, each with their specific usage.

Half-pound spray foam insulation – open-cell spray foam

Two-pound spray foam insulation – closed-cell spray foam

Open-cell spray foam is less costly. It provides a good air barrier. But it is not a good moisture barrier. On the other hand, closed-cell spray foam is much denser and provides both, air barrier and a moisture barrier in a single application.

The benefits of open-cell spray foam

Allows for bi-directional drying.

Can accommodate long-term creep and seasonal movement.

Can be installed at a significantly lower cost.

Is not considered a food source for mould.

Provides sound dampening qualities. It is ideal for use in media or theatre rooms.

Lower installed cost, per square foot.

The benefits of closed-cell insulation foam

Ability to reject bulk water.

Can be applied at very low temperatures.

Adds wall racking strength. As well as impact resistance.

Higher R-value per inch.

Lower vapour permeance.

Higher tensile and bond strength.

All industry professionals agree that spray foam insulation is a superior option when compared to others. A thorough installation will deliver high R-Values. Providing outstanding dollar value in comparison to other applications and products. A finished application will ensure that a space is totally airtight and with no capacity for air leakage. This will guarantee that in your house are no more heated air or air conditioning escaping from the building envelope. As such, spray foam insulation performs far more effectively than any other insulation products.

Spray foam insulation has become preferential for new home construction. It is considered a premium installation, and therefore more of an investment than conventional. The fact is that spray foam delivers more long term benefits than any other insulation method, and the application will last for a lifetime.

The benefits of spray foam insulation

Spray foam insulation is about continuous insulation. Continuous insulation prevents air leakage which is caused by thermal bridging, a dynamic that reduces the performance of the insulated area. Without continuous insulation, the R-Value of any product will fall short in performance. This means that when thermal bridging is not properly addressed, the finished space will not deliver the optimum performance. Therefore, the performance won’t be according to the manufacturer’s claims.

The idea of insulating is to diminish the negative effects of thermal bridges. This will ensure that indoor heat won’t escape during winter and the cooled air will not escape during the summer.

In other words, it will maximize R-Values throughout the building envelope. This is exactly where every homeowner benefits from spray foam insulation regardless of whether the space is steel-framed or wood-framed.

As a high-performance product, spray foam insulation will provide you with many benefits. Air leakage is dramatically reduced. Installed R-Value is maximized. Moisture accumulation is impeded, including condensation. Overall, the HVAC system will work more efficiently. Energy usage will be measurably curtailed.

Here are the overall benefits of spray foam insulation:

Stops air and moisture infiltration.

Makes your home more comfortable.

Saves on energy costs.

Adds strength to the building structure.

It is permanent and will not sag.

Keeps dust and pollen out.

Reduces capacity requirements.

Maintenance and wear of HVAC equipment.

Certified air and vapour barrier.

The Perfect Insulation Solution For:

Attics

Cathedral Ceiling

Exposed Floors

Exterior Walls

Rim Joists

Basements

Crawl Spaces

New Construction

Spray foam is the most effective option for eliminating thermal bridging issues and it is ideal for both interior and exterior applications. Spray foam will meet and exceed the building code. For both residential and commercial buildings. Making sure that the installed insulation will perform at peak with a focus on addressing the air leakage is the right way to do from the start.

SFI installations throughout the home

In large and expensive areas of the homes, like the attic and roof, spray foam insulation has become a favourite for professionals. These areas are the most vulnerable and require airtightness. Proper sealing means closing up every hole, gap and crack in the attic, ensuring that airflow and air leakage are impeded. Spray foam insulation allows an attic/roof to be insulated properly with a single application. When professionally insulated, SFI will completely blanket the space. Sealing every little nook and cranny.

The insulating envelope will cover all:

The supporting beams.

All of the exposed wiring and plumbing.

Any protruding ductwork throughout the space.

Once it is properly completed, an attic space is impermeable to any air and moisture intrusion.

In a basement, the improvement of energy efficiency will depend on the quality of insulation. And when properly completed, the benefits will range from energy savings to home comfort. Clearly, every home is different, but basement insulation remains a cost-worthy home improvement and investment, regardless of the space size. The upfront investment will set the stage for considerable cost savings during the winter months and in summer.

Spray foam insulation is the ideal solution for effective sealing and insulating whether your basement is being newly insulated or simply retrofitted.

Another worthwhile investment is insulating the garage. The garages are considered as “boundaries” between outdoor air and indoor air. In many cases insulating your garage can provide many benefits. For example, if your garage has a living space, it is not unusual to be extremely hot in summer and cold in winter. Therefore, when the garage is insulated well, there’s a dramatic difference in this living space.

With spray foam insulation, the garage can provide both energy efficiency and home comfort, and the best thing is that the project cost will be quickly offset by the savings.

Installing spray foam professionally

Professional installers understand spray foam insulation and how to choose the right product for the job. They understand the application process and working with the building code is required. Spray foam insulation is by no means an easy project for the DIY enthusiast. This is work for an expert, and they do it right.

They wear recommended protective clothing.

They prepare the job site appropriately.

And they make every effort to mitigate risk.

Spray foam insulation requires both expertise and experience. It requires precision preparation, specialized equipment and application expertise. There are many bad installations, including some from self-professed experts. These bad installs will only lead to problems.

On the other hand, spray foam professionals are well trained, licensed and certified. They will warrantee the installed products and guarantee customer satisfaction.

Usually, industry associations encourage consumers to carefully choose their service providers. In this way, you as a homeowner, make sure to avoid potential installation problems, safety issues and risky health. But while they make an effort to promote high professional standards, it is up to every homeowner to be informed about foam insulation. Homeowners should do the necessary research. They have to ask incisive questions when hiring and make astute decisions.

In today’s contracting environment, shoddy work seems common. But at Eco Spray Insulation, things are different – our installers are all trained and certified; the products we sell and install are warrantied. And above everything, our customer’s satisfaction is guaranteed.

Nothing can compare with spray foam

Insulation professionals are recommending spray foam insulation for both residential and commercial applications. That’s because the product performs well above the industry standard. And also it is adaptable to every part of a building structure – including attics, roofs, basements, and garages. And when performance assessments are completed, there is nothing that can compare with spray foam insulation.

Spray foam application has to be assessed from a cost-benefit perspective. It is a long term-investment and homeowners will benefit from the utility savings which will offset the upfront cost. Spray foam doesn’t settle over time and it doesn’t lose any of its integrity, unlike other installations.

Spray foam insulation provides more thermal comfort and thermal resistance than other products. It simultaneously seals and insulates the building envelope. Best of all, spray foam can be applied over different substrates, including concrete, wood, and steel. While traditional insulation products would have a problem with that.

Whatever the scope of an insulation project, addressing every space, cavity and indentation can be time-consuming and challenging for any professional installer. When it comes to other products, like fiberglass, it is difficult to cover every space. Or even ensuring maximum performance. But with spray foam, there is no issue.
What are the Ontario Building Code Insulation Requirements?

The Ontario Building Code is a regulation made under the Building Code Act. The Ontario Building Code Insulation Section was created to avoid unsafe construction practices, construction methods, and materials. It serves to guarantee both builders and homeowners comfortable and safe homes.

It requires that each section of a house that separates the inside from the outside and vice versa, must have:

Insulation or a thermal barrier

An air barrier

A vapour retarder

Each of these sections is thorough and everything is explained with precision. For example, the internal walls of a home must prevent condensation from forming in winter. Also, the code specifies which materials to use for insulation and how to install them. All materials must meet the established requirements that material manufacturers are concerned with even before the insulation materials are marketed. So, never use second-hand material of dubious origin.

The Ontario Building Code deals in depth with the two main types of insulation and regulating them. These are some of the rules regarding the installation of thermal insulation and Loose-Fill insulation:

Installation of Thermal Insulation – In order to prevent the flow of air through the material from being compromised the insulation must be in contact with an air barrier. If the insulation material is vulnerable to water, then it must be at least at a height of 2” above a crawl space floor. In case the insulation is exposed to atmospheric events, it must be protected by 6mm thick preservative plywood or 12mm cement parging.

Installation of Loose-Fill Insulation – It must be covered by a membrane through which you can look, after installation it must not be moved and it must not swell and interfere with the internal finishes of the home.

Insulation areas

Attic

If you are planning on insulating the attic then you should remember to seal any air leaks and complete necessary repairs. It’s important to choose the right insulation for the attic and you may consider using spray foam insulation or blown-in insulation (fiberglass or cellulose) if you want to insulate the floor of the attic. It’s important to know that ducts should be sealed and insulated as well to reduce energy losses. Attic insulation value requirements have been raised so that the density for new homes and additions in Ontario now has been raised from R-50 to R-60.

Ceiling

Insulating the ceiling means that you avoid heat losses by keeping the warmth inside and reducing sounds. Ceiling insulation leads to better living comfort, it is an efficient and cheap way to improve the energy performance of your house.

Walls/Basement Walls

There are many advantages if you consider insulating the walls. In this way, you improve a home’s thermal performance and reduce energy consumption while reducing heating bills, and also improve a building’s comfort level. So, you keep moisture, heat, and cold where they should be for durability.

Home’s Foundation

When building a new home before backfilling the space you might want to insulate the foundation. Insulating the foundation will minimize insects, moisture, and radon infiltration problems

Navigating the Ontario Building Code Insulation Requirements

The Ontario Building Code requires a certain standard of energy efficiency in new builds, additions, or major renovations. If you’re considering insulating the house but you are not sure that your house confirms the current building code, you’re not alone. The good news is that you can choose a package of energy-saving improvements to meet the standard and there is not one specific change that has to be adopted.

You Can Count on Eco Spray Insulation – Even in Smaller Towns

From roofs, and attics, to rooms and basements, home insulation can be a very practical add-on that provides comfort to a living space while making the home far more efficient. In terms of meeting the Ontario Building Code’s requirements for energy efficiency, it is crucially important that you work with a professional insulation installer like Eco Spray insulation to ensure that you are properly and effectively insulating your home since insulation and air sealing are the biggest contributors to overall energy efficiency. Even just a few air leaks can drastically affect a small building’s level of energy efficiency and moisture build-up can lead to further problems or maybe too expensive repairs down the road.

Eco Spray Insulation is an expert in the field of insulation. In addition to installing the type of insulation that fits your needs, including spray foam insulation, fiberglass, and cellulose insulation, we also make sure that your home is air sealed to make you’re already home even cozier.
